Connects to what you already run on
Hospitable is the first connector and the one we build against. Guesty and Hostaway are supported the same way and are tested before launch. Status is visible on every screen, so you always know what synced and when.
Airbnb has no open API programme today, so nobody connects to it directly. Your Airbnb bookings and guest messages reach SmartHost OS through your PMS, which is an Airbnb Preferred partner. Direct Airbnb is a future partner path we will apply for once the platform is live, and it does not block launch. Pricing tools are deliberately not connected: our team works inside your own pricing account and SmartHost OS records the review rather than becoming the pricing engine.

Pool companies, landscapers, handymen, plumbers, electricians, HVAC and pest control never install anything, never create a login and never learn a portal. That is not how these relationships work. Contact only. The cleaner is the one recurring field role with an app, because they touch the system on every turnover.

Call recording is optional, configurable per account and only ever run where consent law allows it. With recording off, the call still logs the parties, duration, case, notes and outcome. AI call summaries turn a call into action items, and a person verifies any summary that moves money, access or timing.
The rules tell the team what they are allowed to do.
This is the part that stops you being asked routine questions. Your authority limits, guest policies, vendor order and notification preferences are written down once, and the team acts on them instead of messaging you about a $180 water heater part at nine on a Sunday night.

Routine maintenance starts at a $250 auto-approval default. Emergency authority, cleaner extras, guest compensation and claims each carry their own limit, because they are not the same decision. Set them once for the client, then change only the ones a particular property needs different.

SmartHost OS does not supply, recruit, vet or resell labour. The cleaners, handymen, pool techs and landscapers already working in your business are the ones you enter during onboarding, and they stay yours. We give them the app, the job and the proof of work. You keep the relationship and the rate you already agreed with them.
Every cleaner attaches their own price when they accept a job, and every cleaner's price is different. SmartHost never sets, caps or suggests a rate. Whatever you already agreed with them carries over untouched, and nobody outside your account ever sees your properties, your vendors or what you pay them.

Airbnb is not accepting new API partners, so your Airbnb bookings and guest messages reach us through your PMS, which is already an Airbnb Preferred partner. Direct Airbnb access is a partner application we intend to make once the platform is live and carrying real supply. Until it is granted, it stays off this page as a live integration.

Every screen shows the last successful sync per connector. A failed sync is visible to your ops team with a retry and reconciliation path rather than silently showing stale data, and the failed events are counted so nothing disappears quietly.

No, and this is enforced in the API rather than hidden in the interface. Every property, reservation, task, vendor and message belongs to exactly one client account. An owner sees only their own properties. A cleaner is scoped to a single client, can cover as many of that client properties as you like, and has no option to view another client property at all. Your fee structure and internal notes are never exposed in the owner portal.
Yes, and it is a normal shape rather than an edge case. A client account is not a location, so a single client can hold Michigan properties and Arizona properties at the same time and the ops board shows them together under one account. Each property carries its own market, timezone and turnover windows, and cleaners and vendors are attached to the properties they actually cover, so a Traverse City cleaner never gets sent a Scottsdale job.
Locks and thermostats connect through one generic device layer rather than a separate integration per manufacturer, so the models that layer supports work, subject to what each device exposes. A guest code is only shown as issued once the lock itself confirms it, and thermostat readings refresh every few minutes rather than being described as real time. Connecting devices needs your own device account, and any registration or per-device fee is disclosed to you before anything is activated.
